Why Do You Need A Survey?

When you are buying a home it is important to have a professional survey or valuation carried out before you legally commit to buy. Our Chartered Surveyors provide you with a top quality service. It may be that you are paying too much or that there is a significant problem with the property which you were unaware of - only a survey can identify such issues. There are two types of surveys & reports available to you; a RICS Homebuyers Report or a RICS Condition Report. We also carry out Independent Valuations.

RICS Homebuyers Report

A concise report in a standard format and designed specifically as an economical service. Intended only for particular types of home:

  • Conventional homes in type and construction.
  • Homes in apparently reasonable condition.
  • Suitable for properties normally constructed after 1900.

It focuses on essentials: defects and problems and also contains other valuable information, together with a market valuation and buildings insurance valuation. Because of the practical limits on the type of property and on the scope of its coverage, the homebuyer survey is priced mid-range – more expensive than a mortgage valuation, but less than a building survey.

RICS Condition Report

A clear and concise “snapshot” of the condition of your potential purchase the Condition Report offers you a summary of the key risks associate with the purchase. The report will provide you with more information about the property than a mortgage valuation

Independent Valuations

We provide a basic valuation service which can be carried out before the purchase of a property. It will state what the property is worth within the current economic climate and market conditions. Within the valuation will be a brief description of the property, but the report does not include a detailed survey.

SHARED OWNERSHIP

You have to get a shared ownership valuation when you are either selling your property or staircasing, which is buying a larger share in it.

This is to determine how much the next share will cost you (staircasing) or what price your property – and therefore your stake in the property – will be sold for. You have to pay for the valuation and must instruct a RICS surveyor to carry out the work.

The valuation is not a home buyers survey and does not consider property defects. However, the report not only states the market valuation of your house but also includes 3 comparables of similar properties in the locality which have sold within the last 3 months.

HELP TO BUY

If you have used the Help to Buy scheme to purchase your property and are now in a position to remortgage your home and start repaying your loan, then you need to get a RICS regulated valuation. Previous valuations carried out for bank or mortgage purposes won’t be accepted

The Help to Buy survey report has to be carried out by a registered RICS chartered surveyor, independent to an estate agent, but is not a home buyers survey and does not consider property defects. However, the report not only states the market valuation of your house but also includes 3 comparables of similar properties in the locality which have sold within the last 3 months.
